Types of Construction and Applications

Each building has a different structural and foundation support, and types of construction play a very important role in adding an indigenous characteristic to the design. Building materials come many in numbers, and they distinguish building structures categorizing them under different construction types. The most common class of construction is discussed below.

Frame/ Brick Veneer: Frame or brick veneer construction is commonly used for constructing small houses and commercial buildings. The name is derived from its process where structured frames have been used as the main component of the building. Wood or light steel frames can also be categorized under the type. Brick veneer also comes under the same category. Such construction is the cheapest option available in the industry. It has a high risk of burning down or blowing over, but it is one of the popular options among all.

Joisted Masonry: This type of construction goes through a relatively strong process to add a strong and durable structure to the building. Your building gets a support from the cinder blocks, precast cement walls, or load bearing bricks. Cinder blocks add visual appeal to the brick veneer façade. In such construction, outer layer stays masonry, and wood or light steel joists floors have been used. Being an expensive construction type, it provides a complete protection from burning down or blowing over.

Non-combustible: This type of construction is made of non-combustible materials. This construction is applied to the utility building where less furnishing is required. The light steel structure is the main component of the construction type as it has a strong fire resistance. It is one of the cheaper construction types constructors have been using for long.

Masonry Non-Combustible: The construction is completed with the outer wall made of cinder block or load bearing block and the floor of heavy steel or poured concrete. This type of construction has been used for commercial buildings. The material of the building is fire resistant.

Modified Fire Resistive/Fire Resistive: For constructing mid-sized or large-sized buildings, this type of construction has been popular. The construction has enough sturdiness and durability that it withholds strict process of a large-scale building such as skyscraper and multi-floor shopping complexes. The strong characteristics keep the construction ahead of others. They have come up with a complete fire protection as they have fire-proofing done. To get a certain fire protection status, this construction goes through multi-factor tests. Different rating systems (X, Y and Z) are also there to define different levels of fire protection.

Knowing construction types helps you in many ways, especially when you are dealing with the real estate matter or buying a building. Getting a right quote for your building is necessary that depends on the construction material also. Property insurers must have in-depth knowledge of the constructions, to fix a right amount for the built construction. The amount is determined after checking the risks and perils of the construction.
